What does CoverHome do for my brokerage?

A broker console to manage agent affiliations and approvals, see your brokerage’s listings and seller activity, set tour routing, manage offices and firm settings, authorize MLS data, see your brokerage’s public and private listings on Brokerage Listings (a Public view and a Private view), and control how private listings are matched and who sees them. A brokerage subscription also unlocks affiliation features for your approved agents.

How does brokerage pricing work?

One flat monthly Broker Subscription for the whole brokerage, set by agent-count band, not charged per agent. Founding rates: Small (1 to 50 agents) $1,500 a month, Medium (51 to 200) $3,500, Large (201 to 500) $6,500, Enterprise (501+) from $10,500. A one-time implementation fee also applies; the founding rate is $2,500. Founding brokerages lock the founding rate for 5 years, then move to the standard rate.

Can I control which agents join and approve their work?

Yes. You approve or decline requests to join on Agents and Brokerage Network and manage who has access. In Pending Approvals you approve listing agreements, new clients, Office Exclusive and private-listing requests and listing ownership claims.

How do I control agents and lead routing?

In Tour Routing you choose where a consumer’s Plan My Tour request on your public listings goes. The default is your agent queue, handed out round robin or first come, first served. You choose whether listing agents may receive their own leads, which is off by default, and the minutes an agent has to accept before a lead is reassigned, which you set yourself as any whole number of 1 or more. An individual agent cannot override it.

Where do I see the leads my brokerage receives?

In Leads, in your broker console, right after Overview (it needs an active Broker Subscription). It lists every tour request and lead your brokerage received through CoverHome, on public and private listings, including Request details inquiries on private listings, with the agent each is assigned to, plus buy, sell and rent leads sent to your approved agents. Each row shows the home, the time, the agent, the type, the status and how it was routed, and whether it is open to the whole brokerage queue or offered to one agent who has not accepted yet. You can filter, sort, download a CSV and reassign a pending lead, including Connect through CoverHome tours, to another approved agent who is eligible and licensed in that state. Leads, its notifications and the CSV never show a buyer’s name or contact details. The one exception is a Request details inquiry on your own private listing, which the shopper chose to send to your brokerage and its listing agent: you work those, with the shopper’s name and email, in ZootXchange Matches in your broker console, where you can follow up, schedule a showing and assign the match to an approved agent. Buyer contact details on tours remain within CoverHome and are available only to authorized users. CoverHome does not provide contact exports, bulk downloads, or transfers to external systems. Agents connect with buyers by a masked call that CoverHome places once it has been tested; you see the call status only. Your agents attach signed buyer agreements to leads; you (or an associate broker you give the Client agreements permission) verify them in Client agreements, and the buyer then confirms in CoverHome. A buyer’s details open to the agent under Clients only after a verified full agreement and the buyer’s confirmation. By default a verified buyer agreement is required before an agent confirms a showing for a buyer they represent; the rule is a CoverHome setting that can change after legal review.

How does private inventory work?

ZootXchange is how CoverHome sends matched buyers to a brokerage’s private listings. Private listings stay inside the listing brokerage and no other brokerage can see them. A brokerage subscription is required, and a private listing uses Private Listing Direct, $149 one time, only if you use it, which your brokerage pays by default. A private listing is visible only to its listing agent and your brokerage, and Brokerage Listings has a Public view and a Private view of your brokerage’s listings. CoverHome turns ZootXchange publishing on for each brokerage, and your broker then chooses which private listings are published.

How does CoverHome handle MLS rules?

Listing data that a brokerage authorizes through a broker-only MLS feed is shown, for that brokerage only, with the attribution and disclaimers that source requires. Private matching does not exempt a listing from MLS submission or public-marketing requirements, and the submitting brokerage remains responsible for them.

What can brokerage administrators see?

Your listings and per-listing seller activity, your agents and their approvals, agent tasks and disputes, deal progress in Transaction Support, Household Services request totals only, and Agent Integrity for agents at your brokerage.

How are transaction-related fees handled?

Participating brokerages pay a flat Technology Success Fee ($349) for a verified CoverHome-attributed completed sale or rental of a public or private listing. It is never calculated as a percentage of price, rent, commission or compensation, and it is governed by your brokerage agreement with CoverHome, which controls when it is earned and invoiced.

Is CoverHome a brokerage?

No. CoverHome is a technology platform, not a real estate brokerage or an MLS.

Can CoverHome support multiple offices and states?

Yes. Add your main office and any branches, each with its own address, phone, service area and agents, and enter license details for each state you work in. An overview shows the states where you have listings or agents with a verified license.

Setup and administration

How do I create a brokerage account?

Use Request Founding access on the For Brokerages page, then add your brokerage license on the Licenses page. CoverHome verifies it and approves your brokerage. Everything except Licenses, Billing and the guide stays locked until your brokerage subscribes. Brokers do not get a free trial.

How does CoverHome verify a brokerage?

Your brokerage license must be on file and verified, and CoverHome approves the brokerage. Access remains subject to identity, license, brokerage, market and data-permission verification.

Are agents limited to the states where they are licensed?

Yes. Agents receive leads and can list only in states where they hold a verified, current license.

How are agent licenses kept current?

CoverHome runs license checks and sends expiry reminders. A lapsed or unverifiable license can lead to restricted or suspended access for license-gated features.

Pricing

Does the Broker Subscription include a license to use CoverHome search on our own website?

Subscribers get a better deal on licensing CoverHome search for their websites. Founding Brokerages get a license to use CoverHome’s patent-pending search method on the brokerage’s own website included for the first license year, then the subscriber rate (20% off). Other Broker Subscribers get the 20% subscriber rate from the start, and any brokerage can license at the standard rates without subscribing. You receive the integration details for connecting the search to your website. Agents can license individually even when their brokerage is not subscribed. Public listing visibility and consumer ranking still do not depend on payment.

Is there a per-agent fee?

No. There is no per-agent brokerage fee. Your subscription unlocks affiliation features for approved agents across your firm. Agents pay their own CoverHome fee individually.

What is a Founding Brokerage?

One of the first 4 brokerages per state. Founding agents keep the founding rate for as long as they stay continuously subscribed. Founding brokerages lock the founding rate for 5 years, then move to the standard rate.

What does the Broker Subscription cover?

Agent affiliations, public lead-routing controls, privately matched lead controls, ZootXchange publishing controls (once CoverHome turns publishing on for your brokerage, you choose which private listings are published), and roster, permissions and administration.

Can a solo broker-agent subscribe without a full brokerage plan?

Yes. Solo Agent+Broker is $99 a month and includes one agent seat.

Leads and routing

Who receives inquiries on a listing?

By default the brokerage agent queue. A listing agent receives a listing’s tour leads directly only when your Broker Subscription is active, you allow it, the agent is approved with a verified license, the listing’s leads are set to go to the listing agent, and the one-time $149 Listing Agent Direct fee has been paid for that listing. You and the listing agent decide who pays it; your brokerage pays by default, and you can let the listing agent pay for their own listing.

Can I require listing inquiries to go through the brokerage?

Yes. Sending a listing’s leads to the listing agent is off by default and is allowed only if you turn it on.

Can I choose how requests are handed out?

Yes, between round robin and first come, first served, plus the acceptance time. A lead not accepted in time moves to the next agent and the miss is tracked in Agent Integrity.

Does an agent’s subscription affect public property ranking?

No. Nobody pays to change which homes consumers see or how homes rank.

Does CoverHome resell my firm’s leads?

No. Your firm’s listings and buyer interest tied to them are not resold.

Listings and private inventory

What does a consumer see on a private listing?

A match is labeled Confidential and shows the price and CoverHome tags, never the address, photos, listing agent or brokerage. Tours happen only through the listing brokerage or agent, and the brokerage reveals the address after confirming the tour.

Who controls private-listing visibility?

The listing brokerage. CoverHome turns ZootXchange publishing on for each brokerage; once it is on, your broker chooses which private listings are published. Matching uses only your own brokerage’s published and activated private listings, and your brokerage controls which authorized agent receives the resulting inquiry.

Can agents publish private listings without my approval?

Pocket Listings need your sign-off, Office Exclusive listings need the seller’s signed instruction, and listing agreements are approved by you in Pending Approvals. Agents cannot publish a private listing to ZootXchange: CoverHome turns publishing on for each brokerage, and only the owner broker, or an associate the owner chooses, publishes. Only agents at brokerages with an active subscription can use your brokerage’s private listings.

How does seller authorization work?

A listing may be submitted only with the listing brokerage’s authorization and all required seller permissions. The submitting brokerage is responsible for confirming it has the right to share the listing and its content through CoverHome.

Does CoverHome decide whether a listing can be marketed publicly?

No. That stays with the brokerage, seller instructions, the MLS and the governing data license. CoverHome may require a brokerage to classify a listing’s permitted distribution and may block, limit or remove a listing when a rule or permission does not allow it.

Oversight and compliance

Can I see Agent Integrity, and do consumers see it?

You see each of your agents’ private report cards, limited to feedback earned while they were with your brokerage, and feedback is anonymous. It is never shown to consumers, other agents or other brokerages.

Can I decide what sellers see?

Yes. In Seller Settings you choose what sellers can see in their reports for your brokerage’s listings, such as private office notes. You always see everything on your side.

Can listing agents see confidential buyer information?

Leads show the type, area, state and status, not household details. CoverHome does not disclose a consumer’s structured household composition to an agent or brokerage by default.

How does CoverHome support Fair Housing compliance?

It is designed so that household composition and protected characteristics are not inputs to property ranking, and its terms prohibit using the service to act on them. This is product design intent, not a certification of legal compliance, and it does not replace your own fair-housing obligations.

Fees and transactions

Is CoverHome’s fee a real estate commission?

No. It is a flat technology fee for platform services, billed to the brokerage. Any amount a brokerage proposes to charge a consumer must be separately disclosed and agreed under that brokerage’s own agreement and applicable law.

Does submitting or viewing a listing trigger a fee?

No. Submission or viewing alone does not trigger a Technology Success Fee. The qualifying-transaction requirements in the brokerage agreement control.

What do we have to report?

Participating brokers and agents must maintain accurate disposition information for CoverHome records, such as active, touring, offer submitted, under contract, closed, lost and inactive. Agents report a deal under contract from CoverHome Report.

Integrations

Can CoverHome work with our MLS and RESO Web API feeds?

CoverHome receives MLS data only for brokerages that authorize it through a broker-only feed, and honors each MLS’s display rules. It does not show every listing in an MLS. For your MLS authorization, a broker completes the MLS Authorizations step in Firm Settings. Availability varies by MLS, and submitting a request is not an approval or a data-rights determination.

Can our brokerage use single sign-on?

Yes. Brokerage SSO is available and is set up for your firm’s work-email domain. Agents and brokers can also sign in with their own password.
