FAQ for agents

Questions from agents.

How joining, pricing, leads, listings and Agent Integrity work for participating licensed real estate agents.

Top questions

How do I join?

Use Request Founding access on the For Agents page. It creates your CoverHome account and starts license and brokerage verification. Add your real estate license on the Licenses page; CoverHome verifies it and approves your account. No payment is due at sign-up.

How much does CoverHome cost for agents?

The Founding Agent rate is $510 a year for the first 500 agents per state, or $59 a month. Solo Agent+Broker is $99 a month and includes one agent seat. Billed directly to the individual agent.

What is a Founding Agent?

One of the first 500 agents in a state who locks in the annual rate of $510 for year-round CoverHome Lead Pool access. Founding agents keep the $510 founding rate for as long as they stay continuously subscribed.

How do leads work?

A consumer asks CoverHome for an agent, either choosing from the pool or letting CoverHome assign one. Eligible agents (approved, with a verified license in that state, on a paid subscription or in the 30-day window) are rotated in order. An agent who just received a lead goes to the back, and an agent with no lead in a year moves ahead. Years of experience play no part.

How are Plan My Tour requests routed?

By default, a tour request on a public listing from a consumer without an agent goes to the listing brokerage’s agent queue, handed out round robin or first come, first served as your broker chooses. A lead you do not accept within your brokerage’s acceptance time moves to the next agent, and the miss is tracked in Agent Integrity.

Can I add private inventory?

Yes. You choose where a listing is shown: public on CoverHome (needs a signed listing agreement; it appears in the Public view of My Listings), Private (it appears in the Private view of My Listings; a listing that stays inside your brokerage and can be matched to CoverHome buyers through ZootXchange Matches), Office Exclusive (private to your brokerage, with the seller’s signed instruction and an end date) or Pocket Listing (only you and your broker, with your broker’s sign-off and an end date). A private listing is visible only to you as the listing agent and to your brokerage. The Private view of My Listings (private listings are also called pocket listings) shows your own private listings, including those from your brokerage’s private feed. A private listing uses Private Listing Direct, $149 one time per listing, and only if you use it. Your brokerage and you decide who pays it.

What is Agent Integrity?

Your private report card from the public. It recognizes accurate listings and good service, as well as listing details that did not match, and shows what is driving your score.

Who can see my report?

You and your broker, and CoverHome staff. Your broker sees only feedback earned while you were with their brokerage.

What can my broker see?

Your broker approves your join request, clients, listing agreements and private listing requests, sees your listings, sees tasks and lead-acceptance timing, and sees Agent Integrity feedback earned while you were with them. Agents at your brokerage can see the availability times you set.

Getting started

What is CoverHome for real estate agents?

A console for participating licensed real estate agents with your listings, leads, calendar, clients, tasks, profile, licenses, billing and a private Agent Integrity report card. Some items open only when your brokerage has an active subscription.

Do I have to hold an active real estate license?

Yes. Listing creation and other license-gated features require an active, verified, unexpired license in the relevant state. Leads are only routed to agents with a verified license in the lead’s state.

How does CoverHome verify my license?

You add each license on the Licenses page and CoverHome verifies it, using identity and license-verification services. Tell CoverHome when you renew a license so it can check the new expiration.

Can I join if my brokerage is not on CoverHome yet?

Yes, you can create an account and use Request CoverHome to invite your broker. Agents cannot get MLS authorization without their broker. Brokerage items such as Clients, Roster and CoverHome Report stay locked until your brokerage has an active subscription.

Does my broker have to approve me?

CoverHome approves your account after your license is verified. You also join your brokerage on its Agents and Brokerage Network page, where the broker approves or declines the request. Your broker approves your clients and listing agreements too.

Can I use CoverHome in more than one state?

Yes. Add a license for each state. Leads and listings are available only in states where your license is verified and current. Founding Agent status is tracked per state.

What happens if my license expires?

License-gated features for that state stop being available, and CoverHome may restrict or suspend access if a license lapses or cannot be verified. CoverHome sends license-expiry reminders so you can renew in time.

What appears on my public profile?

Your photo, bio, languages, specialties and service areas, plus your brokerage and office, which appear automatically.

Membership and pricing

How do I qualify for Founding Agent pricing?

Subscribe within your 30-day founding countdown. The 30 days start the day CoverHome approves your account, not the day you sign up, and we email you the exact start and end dates. Your agent dashboard shows the days remaining.

Is there a limit on Founding Agents?

Yes, the first 500 agents per state. Founding availability is limited and may close before all spots are claimed.

What is included in an agent subscription?

The CoverHome Lead Pool for buyer, seller and renter leads and your agent profile and workspace. The only per-listing fees are Listing Agent Direct and Private Listing Direct ($149 per listing each, only for a listing that uses one), which your brokerage pays by default. Lead Pool participation does not guarantee a minimum number of leads.

Is there a trial period?

Your account has a 30-day window that starts the day CoverHome approves it. It is also your founding-rate countdown. Prefer monthly? Pay $59 a month; other billing options are shown on your Billing page.

Does my brokerage pay my fee?

Your agent fee is billed directly to you. There is no per-agent brokerage fee. Your brokerage’s own subscription separately unlocks affiliation features for approved agents.

Can I use CoverHome search on my own website?

You can request a license to use CoverHome’s patent-pending home-fit search on your own website in place of a standard bed-and-bath-count search. Agents can license individually, even when their brokerage is not subscribed to CoverHome. Subscribers get a better deal on licensing CoverHome search for their websites. Founding Agents get the website license free for the first year and then 20% off, and other subscribers get 20% off; anyone can license at the standard rates. Request a license on the agent licensing page: you receive a private link to pay online, and then the integration details for connecting the search to your website. Availability, scope and fees follow the signed agreement.

Can I cancel or get a refund?

Professional subscriptions are billed under your Order Form and are non-refundable except as required by law or stated in the Order Form. Questions about a subscription: hello@coverhome.app.

Leads and consumer connections

Can a listing agent receive tour requests directly?

Yes, on a listing, when the brokerage’s Broker Subscription is active, the broker allows it, you are an approved agent with a verified license, the listing’s leads are set to go to you, and the one-time $149 Listing Agent Direct fee has been paid for that listing (your brokerage pays it by default; your broker can let you pay it). Otherwise the request goes to the brokerage queue.

Does paying more improve how homes rank in public search?

No. Nobody pays to change which homes consumers see or how homes rank. Your subscription, Listing Agent Direct and Private Listing Direct do not change where a listing appears.

What happens when a consumer picks me directly?

The lead appears in your CoverHome Leads list and shows whether the consumer chose you or CoverHome assigned you. You see the area and state, not details about the household.

Can my brokerage control how requests reach me?

Yes. Your broker sets tour routing for public listings, including the queue method, whether listing agents may get direct leads and the acceptance time. An individual agent cannot override it.

Does CoverHome resell my leads?

No. Leads go to one eligible agent at a time in order, and CoverHome does not resell them.

Does a consumer have to hire me after contacting me?

No. A Lead is a consumer who has not chosen you yet. A Client is someone you represent under a signed agreement that your broker approves.

Can I bring my existing clients into CoverHome?

Yes. Invite them from Clients and upload their signed agreement; your broker must approve it before the relationship counts. Clients needs your brokerage’s subscription to be active.

Listings and private inventory

Can I add or manage listings on CoverHome?

Yes, in My Listings, in states where your license is verified and current. You represent that you have authority to list the property. Manually added listings need broker approval before they are visible beyond you, and creating or updating a listing needs your brokerage’s subscription to be active.

Who controls the visibility of a private listing?

The listing brokerage. Private listings stay inside the brokerage and no other brokerage can see them. Matching to consumers happens only for listings for which Private Listing Direct has been paid on ZootXchange.

Will private inventory be shown to every CoverHome user?

No. A private listing is never on public listing pages or in search results. A matched consumer sees it labeled Confidential with its price and CoverHome tags, and never the address, photos, listing agent or brokerage. Tours happen only through the listing brokerage or agent.

What seller permissions are required?

A signed listing agreement for public and private listings, and the seller’s signed instruction for Office Exclusive. The submitting brokerage is responsible for confirming it has the right to share the listing.

Does CoverHome override MLS rules or brokerage policies?

No. Each listing stays subject to applicable law, seller instructions, brokerage obligations, MLS rules and data-license restrictions. Private matching does not exempt a listing from MLS submission or public-marketing requirements, and CoverHome may block or remove a listing when a rule does not allow the sharing.

What if listing information is incorrect?

Fix it in My Listings. Submitting brokerages and agents must keep listing information current and report changes in status or permissions.

Agent Integrity

Is my Agent Integrity score public?

No. It is never public and never shown to consumers, other agents or other brokerages.

What contributes to my report?

Today, buyers answering “Was this listing accurate?” after a completed showing, and how quickly you accept leads within your brokerage’s acceptance time. Until enough feedback is in, the page shows Building your report card instead of a number.

Do positive and negative feedback both count, and can one review swing my score?

Both count, and one review cannot swing your score on its own. Groups with fewer than 5 responses are combined or left out to protect the people who answered.

Does Agent Integrity affect the leads I receive?

No. Your score does not change which leads you receive or what buyers see in search.

Can I dispute an inaccurate review?

Yes. Use Request review to say a score or source looks inaccurate, retaliatory or a duplicate. It does not remove feedback by itself; CoverHome staff review it and tell you what they found. You can have 3 open at a time, and your broker does not see your requests.

Clients and tools

Will I see a buyer’s name or phone number on a tour request?

No. A tour request shows the home, the time, the status and the label “Buyer”, in your console, the app, notifications and emails. Once the showing is confirmed, a Connect with buyer button appears from 30 minutes before the time until 3 hours after. CoverHome rings your verified profile phone first, then the buyer, through a CoverHome number, so neither number is shown. Calls are not recorded. If the buyer does not answer you can try once more, and the buyer is notified in the app. Call connection stays switched off until it has been tested, and then the page says “Call connection is not available yet”. Buyer contact details on tour requests remain within CoverHome and are available only to authorized users. CoverHome does not provide contact exports, bulk downloads, or transfers to external systems. A shopper who uses Request details on one of your own private listings is different: they chose to contact you, so ZootXchange Matches shows you their name, email and message (and their agent, if they already have one) so you can follow up through CoverHome and schedule a showing. A buyer's details open to you under Clients only through a release: you attach the signed buyer agreement to the lead, your broker verifies it, and the buyer confirms in CoverHome. Until then the lead stays a neutral Buyer. By default a verified buyer agreement (at least a touring agreement) must be on file before you confirm a showing for a buyer you represent; a showing you arrange only for the seller needs none. Only a verified full agreement plus the buyer’s own confirmation releases the buyer to Clients, and the buyer can end the relationship at any time.

Can I manage buyer and seller clients?

Yes. Clients is where you invite the buyers and sellers you represent, upload their signed agreements and see their tour requests. A tour request from a shopper who is not yet your client shows no name, email or phone number. A client can work with a different agent in each state, but only one agent per state.

Can I upload signed agreements?

Yes. Signed agreements go with each client invite and each listing, and your broker approves them in Pending Approvals.

Can I get help from other agents at my brokerage?

The Task Marketplace lets you post a job, such as sitting an open house, for another agent at your brokerage to take. Payment is settled between the two agents. It needs your own active subscription and your brokerage’s active subscription.

Compliance and data

Does CoverHome act as my agent or give legal advice?

No. CoverHome is a technology platform, not a brokerage. Paying a subscription or fee does not create an agency relationship, and nothing on the service is legal, financial or real estate professional advice.

What Fair Housing rules apply when using CoverHome?

Fair housing law applies to you as always, and CoverHome’s terms prohibit using the service to act on protected characteristics or their proxies. Consumers’ household composition is not shared with you by default, and Off-Market Needs posts must describe the property only.

Can CoverHome suspend an agent account?

Yes. Access can be suspended or ended for violating the Terms, a license lapse or failed verification, or non-payment.

How do I report a compliance concern?

Email hello@coverhome.app with a subject line such as “Fair Housing Concern”.
