CoverHome is a real-estate technology platform, not a brokerage or professional adviser. Property information, rankings, estimates, professional connections, and workflow tools are informational and must be independently verified.
These Terms of Use (the “Terms”) are a legal agreement between you and ZootPro, Inc. d/b/a CoverHome (“CoverHome,” “ZootPro,” “we,” “us,” or “our”). They govern the CoverHome website, waitlist, consumer experience, agent and broker surfaces, communications, and related services (collectively, the “Services”). By accessing or using the Services, requesting access, joining a waitlist, or creating an account, you agree to these Terms.
You must be at least 18 years old and legally capable of entering into a binding agreement. The Services are not directed to children. If you use the Services for a brokerage, team, company, household, or other organization, you represent that you have authority to act for that organization or household and to provide the information you submit.
Professional users must maintain all licenses, affiliations, approvals, and authority required for their activities and must provide accurate, current professional information.
CoverHome may provide home discovery, search and preference tools, household-fit or relevance rankings, saved homes and wishlists, property pages, comparison tools, communications, agent and brokerage connections, client portals, transaction-progress views, listing and buyer workflows, and related technology features.
Features may vary by market, data source, user role, brokerage, pilot program, device, and availability. Joining a waitlist or requesting access does not guarantee launch timing, market coverage, account approval, property availability, or access to every feature.
CoverHome is not a real-estate brokerage and does not represent buyers, sellers, landlords, tenants, agents, or brokers. CoverHome does not provide legal, tax, financial, appraisal, lending, title, insurance, inspection, engineering, environmental, school-quality, safety, or other professional advice.
A licensed professional’s services are governed by that professional’s agreements and duties. CoverHome does not negotiate offers, establish agency relationships, hold earnest money, provide financing, perform inspections, issue title insurance, determine property condition, or guarantee that a transaction will occur or close.
You must provide accurate and current information. You are responsible for your account credentials and activity and must promptly notify us of suspected unauthorized access.
Waitlist information may be used to administer the waitlist, communicate about the product, prioritize markets, and create or pre-populate an account when service becomes available, as described in the Privacy Policy and any consent shown at collection. You may unsubscribe from marketing, but we may still send transactional or administrative messages.
CoverHome may organize or rank homes based on preferences you provide, such as location, price, property type, size, commute, accessibility, amenities, proximity, lifestyle priorities, and other lawful criteria. Rankings and explanations are estimates and may be incomplete or change as data or preferences change.
You are responsible for deciding which criteria matter to you and independently evaluating every property. CoverHome does not guarantee that a home is suitable, affordable, available, safe, accessible, insurable, financeable, or legally usable for your intended purpose.
Do not use free-text fields to submit information about race, color, religion, sex, sexual orientation, gender identity, national origin, familial status, disability, source of income where protected, or other protected characteristics. CoverHome does not authorize use of the Services to steer, exclude, discriminate, or make housing unavailable on an unlawful basis.
Property details may come from multiple listing services, brokerages, agents, public records, mapping providers, local governments, third-party vendors, users, or other sources. Data may be delayed, incomplete, duplicated, outdated, or inaccurate. Listings may be withdrawn, expired, pending, sold, off-market, or otherwise unavailable.
Maps, boundaries, commute information, flood indicators, school information, taxes, insurance, fees, ownership-cost estimates, valuations, and similar content are informational. They are not surveys, flood determinations, appraisals, insurance quotes, loan estimates, legal descriptions, or guarantees. Verify material facts with authoritative sources and qualified professionals.
CoverHome may provide source, update, or confidence information where available. You may report inaccurate information, but we do not promise that every report will result in a change.
Professionals displayed or connected through CoverHome are independent from CoverHome unless expressly identified otherwise. CoverHome does not endorse, employ, supervise, or guarantee a professional’s licensing, conduct, availability, advice, services, fees, or results.
When you ask to contact, select, or be connected with a professional, you authorize CoverHome to share the information reasonably needed to facilitate that connection. Depending on the experience and your representation status, a request may be directed to a selected professional, participating brokerage, listing professional, or other authorized recipient. You are not required to hire or use a professional merely because CoverHome facilitates a connection.
Professional users must comply with agency, disclosure, advertising, fair-housing, licensing, supervision, confidentiality, and consumer-protection obligations. CoverHome does not create an agency relationship between a consumer and a professional.
Agent, broker, team, compliance, transaction, and admin features may be subject to separate subscription terms, order forms, pilot terms, or brokerage agreements. If those agreements conflict with these Terms, the signed agreement controls for the covered professional services.
Professional users may access only the customers, properties, transactions, and information authorized for their role and relationship. Buyer-side users do not gain access to seller-side internal information, and seller-side users do not gain access to buyer-side internal information, except where lawful authorization exists.
By providing contact information, you authorize communications about your account, waitlist, saved activity, requested connections, product availability, transactions, support, and security. Marketing communications require the consent presented at collection and may be withdrawn using the unsubscribe method provided.
Message and data rates may apply. Consent to marketing is not a condition of purchasing real-estate brokerage or settlement services. You must not use CoverHome messaging tools to send unlawful, deceptive, harassing, or unsolicited communications.
You may submit preferences, notes, photos, property information, reviews, communications, provider details, and other content (“User Content”). You retain your rights in User Content and grant CoverHome a nonexclusive, worldwide license to host, process, reproduce, display, transmit, and use it to operate, secure, support, and improve the Services.
You represent that you have the right to submit User Content and that it is accurate and does not violate law, confidentiality, privacy, intellectual-property, listing, brokerage, or contractual rights. Do not upload transaction documents or highly sensitive information unless the relevant feature expressly supports them.
Reviews must reflect genuine experiences and may not contain confidential transaction information, discriminatory content, threats, impersonation, undisclosed paid endorsements, or false factual claims. We may moderate, decline, remove, or preserve content consistent with law and our policies, but we are not obligated to monitor every submission.
You may not scrape or harvest listings or personal information; bypass access controls; use bots without permission; upload malware; interfere with the Services; impersonate others; misrepresent licensure, representation, property facts, or transaction status; infringe rights; engage in steering or discrimination; send spam; use the Services for surveillance; or use content to build a competing database or model without written permission.
You may not use CoverHome to make automated housing, credit, insurance, or eligibility decisions that violate law or to target users based on protected characteristics.
Some professional, premium, marketplace, service-provider, or transaction-related features may require payment. Prices, billing events, renewal terms, and refund rules will be disclosed before purchase or in an order form. Payment processing may be handled by a third party.
Unless stated otherwise, CoverHome does not receive or hold purchase funds, earnest money, deposits, rent, loan proceeds, settlement funds, or brokerage commissions through the general consumer search experience.
The Services may link to or integrate with listing sites, brokerages, maps, schools, government sources, lenders, title providers, inspectors, insurance providers, vendors, payment processors, communications providers, Coradot, and other third parties. Third-party services are governed by their own terms and privacy practices.
CoverHome and Coradot are separate products. Data is not automatically combined across them. A connection or transfer must be enabled through appropriate permissions, notices, and agreements.
The CoverHome Privacy Policy explains how we collect, use, disclose, and retain personal information and how users may exercise privacy choices. By using the Services, you acknowledge that policy.
CoverHome, ZootPro, and their licensors own the Services, software, design, branding, compilations, interfaces, and related technology, excluding User Content and third-party property data. We grant you a limited, nonexclusive, nontransferable, revocable right to use the Services for personal home-search purposes or authorized professional purposes.
Listing content, photographs, maps, school data, public records, and other third-party materials may be protected by separate rights and restrictions. You may not copy, republish, sell, sublicense, bulk download, reverse engineer, or create derivative databases except as permitted by law or written authorization.
We may add, change, suspend, or discontinue markets, features, data sources, pilots, or integrations. We do not guarantee continuous availability, that every property or professional will appear, or that saved information will remain available indefinitely. Beta or preview features are provided “as is.”
We may suspend or terminate access for security risk, fraud, unlawful conduct, discriminatory use, false licensing information, breach of these Terms, abuse of data or content, nonpayment, or harm to users, professionals, data providers, or CoverHome. You may stop using the Services at any time and may request account deletion subject to legal and contractual retention requirements.
TO THE MAXIMUM EXTENT PERMITTED BY LAW, THE SERVICES, LISTINGS, RANKINGS, ESTIMATES, MAPS, PROFESSIONAL INFORMATION, USER CONTENT, AND THIRD-PARTY CONTENT ARE PROVIDED “AS IS” AND “AS AVAILABLE.” COVERHOME DISCLAIMS IMPLIED WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, TITLE, NON-INFRINGEMENT, ACCURACY, COMPLETENESS, AVAILABILITY, AND ERROR-FREE OPERATION.
COVERHOME DOES NOT GUARANTEE A PROPERTY’S CONDITION, VALUE, AVAILABILITY, LEGAL STATUS, SCHOOL ASSIGNMENT, FLOOD STATUS, INSURABILITY, FINANCING, ACCESSIBILITY, SAFETY, INVESTMENT PERFORMANCE, OR SUITABILITY; A PROFESSIONAL’S SERVICES; OR THAT A TRANSACTION WILL OCCUR OR CLOSE.
TO THE MAXIMUM EXTENT PERMITTED BY LAW, COVERHOME AND ITS AFFILIATES, OFFICERS, DIRECTORS, EMPLOYEES, CONTRACTORS, DATA PROVIDERS, AND LICENSORS WILL NOT BE LIABLE FOR INDIRECT, INCIDENTAL, SPECIAL, EXEMPLARY, PUNITIVE, OR CONSEQUENTIAL DAMAGES; LOST OPPORTUNITIES, PROFITS, DATA, OR GOODWILL; PROPERTY OR TRANSACTION LOSSES; OR RELIANCE ON INFORMATION PROVIDED THROUGH THE SERVICES.
EXCEPT FOR LIABILITY THAT CANNOT LAWFULLY BE LIMITED, COVERHOME’S AGGREGATE LIABILITY ARISING FROM THE SERVICES WILL NOT EXCEED THE GREATER OF (A) THE AMOUNT YOU PAID COVERHOME FOR THE AFFECTED SERVICE DURING THE TWELVE MONTHS BEFORE THE EVENT OR (B) ONE HUNDRED U.S. DOLLARS. A SIGNED PROFESSIONAL AGREEMENT MAY STATE A DIFFERENT CAP.
To the extent permitted by law, you will defend, indemnify, and hold harmless CoverHome, ZootPro, and their affiliates, officers, directors, employees, and agents from claims and reasonable expenses arising from your User Content, professional services, unlawful or unauthorized use, misrepresentations, violation of law or third-party rights, or breach of these Terms. This section does not require a consumer to indemnify CoverHome for CoverHome’s own unlawful conduct.
These Terms are governed by Delaware law, without regard to conflict-of-law principles, while preserving mandatory consumer protections in your jurisdiction. Before filing a claim, each party will provide written notice and attempt in good faith to resolve the dispute for at least 30 days.
Unless applicable law requires otherwise or a signed professional agreement states otherwise, state and federal courts located in Delaware will have jurisdiction. Claims eligible for small-claims court may be brought there.
We may update these Terms by posting a revised version and changing the “Last updated” date. We will provide additional notice or obtain consent when required by law. Continued use after the effective date constitutes acceptance of the revised Terms.
These Terms and any applicable signed agreement are the entire agreement regarding their subject matter. If a provision is unenforceable, it will be modified to the minimum extent necessary and the remainder will continue. Failure to enforce is not a waiver. You may not assign these Terms without our written consent; we may assign them in connection with a financing, merger, reorganization, or transfer of the relevant business or assets.
