A Luxury Condo Built on Tragedy… That No One Is Buying

CoverHome Blog · From the founder · Yvonne Ibrahim, Founder · April 22, 2026

There is a new luxury condominium development in Surfside, Florida, with units starting around $15 million. It is well-designed, well-located, and positioned in a segment of the market that has remained relatively resilient. Under ordinary circumstances, a project like this would have already generated meaningful demand. It hasn’t. Not a single unit has sold.

What distinguishes this property is not its design or its pricing, but its location. The development sits on the site of the 2021 condominium collapse, where 98 lives were lost. That fact is inseparable from how the property is perceived, and more importantly, how it is experienced by potential buyers.

Real estate is often discussed as if it were governed primarily by rational inputs like pricing, comparable sales, and timing. Those factors matter, but they do not fully explain outcomes. The missing variable is not financial but psychological.

In this case, buyers are not evaluating square footage or finishes in isolation. They are evaluating whether they want to live with what the property represents which is the memory of a recent tragedy, the perception of risk, and a narrative that many would prefer not to make their own.

There is a tendency to believe that all real estate friction can be resolved with price reductions, improved marketing, or simply time. That is often true. But there is a category of properties where the barrier is solely emotional. And emotional barriers are less visible, less predictable, and significantly harder to overcome.

Some properties do not sell because of price. Others do not sell because of memory. The distinction is easy to overlook, but it explains far more about how this market actually behaves than most metrics we rely on.
